Lighting Control in Gilbert's Newer Homes
A large share of the Gilbert properties we service, whether in Agritopia, around Val Vista Lakes, or the newer builds stretching toward Higley, came with structured cabling already installed inside the walls. That is a real advantage. It means the low-voltage backbone for a centralized lighting system usually exists before we ever show up, which cuts down on drywall work compared to a retrofit in an older Phoenix neighborhood. The tradeoff is that a builder-grade prewire is not a designed system. Wiring goes in during construction according to a standard floor plan, not the exact spots where a homeowner will eventually want lighting control, so the cable almost always converges into a small hall closet that lacks airflow and doesn’t have the clearance to mount a proper lighting panel. Before we mount a single dimmer, we open that closet, check what is actually landed there, and figure out whether it can house a centralized rack or needs to be relocated. Gilbert’s larger single-family lots also mean more rooms and more separate zones under one roof, kitchens, great rooms, casitas, so the keypad and scene planning has to account for a bigger footprint than a comparable job on a standard in-town lot. Getting that layout right up front is most of the work on a Gilbert install.
Panels, Keypads and Scenes
For centralized lighting we work in Lutron (Radio Ra3, Radio Ra2, Ra2 Select) and Savant, whose centralized line uses the Ascend keypad, available only in panelized systems. Instead of a wall bank of five or six switches for a kitchen’s recessed cans, island pendants, under-cabinet lights and accent lighting, everything runs back to dimmer modules in a properly located panel and gets controlled from a single keypad with a few buttons. One press for an arrival scene, one for dinner, one for everything off on the way to bed. In a Gilbert great room with sightlines into the kitchen and dining area, that consolidation matters more than it does in a chopped-up floor plan, since the switch banks would otherwise be visible from several rooms at once. Centralized systems cost more than local dimmers, typically 20 to 50 percent more on the lighting line, and that premium buys the aesthetic, not additional dimming capability.

Yes. A lot of Gilbert homes sit on deep lots where the outdoor space stretches well back from the house instead of a square yard. That means the front yard, side yard and back yard each need their own dedicated circuit and keypad scene, otherwise the far end of the yard ends up tied to the same on and off toggle as the entryway. We plan the panel loads around that shape before any wire gets run, not after.
